Sheppard Avenue Study


What will Sheppard Avenue look like in 25 years?  We all know change is coming and that it is important to plan for that change by determining what people like about the area and creating  guidelines that would protect and enhance life in this part of Scarborough .  City Planning staff and an outside consulting team has been working with area residents, businesses and property owners.

         

One  of the important lessons I’ve learned from the meetings is that residents will not only be helping shape an “Avenue” to compliment their abutting neighbourhoods but also helping to create a new neighbourhood that will – and this may shock some – have 10,000 people living on Sheppard Avenue.

Shanahan Ford

A few years ago, after four decades, Shanahan Ford closed its doors at its Sheppard Avenue site. Soon after that, an application was submitted to build 712 life-leased residential units for seniors. The development included 2 residential towers on Sheppard Ave. , 20 and 25 storeys in height plus 2 eight story residential wings which step back to two storeys in height to the north. The development surrounds a central outdoor garden area. The community and myself, urged the applicant to re-think a number of issues, including density and height. Recently, the applicant revised the application by reducing the number of units to 627 life-leased units plus 34 fully assisted housing for seniors. The applicant reduced one of the towers by 5 stories and moved the town houses further away from the properties on Forestbrook Crescent . The applicant’s original offering of 60,000 square feet of space for the use by the whole community was not included in his revised plan.

To date, there’s been no movement on this file.
